Do you allow pets?

​Yes we do! Our community is pet-friendly to both dogs and cats and we no longer have breed restrictions. We do have a limit of 2 pets per apartment. A monthly fee of $40 per pet is billed to your account each month. 

Do you have breed restrictions for dogs?

We do not have breed restrictions for dogs.

When are you open?

We are open Monday through Friday; 9:00am to 6:00pm Monday through Thursday and Friday 10:00am to 6:00pm. You can also view available floor plans, community amenities, and access other community information on our website 24/7. 

What utilities are included in the rent?

The rent includes certain utilities - water, sewer and trash.  Residents are responsible for their own electricity service. There is no gas on the property.

Does Evans Ridge offer flexible rent payment options?

​Yes, residents at Evans Ridge are able to pay on a prescribed flexible schedule through the Flex platform.

What are your prices?

Our community features both 2 and 3-bedroom floor plans with several layouts to match your needs.  You can check Availability on the Floor Plan page of our website. Additionally, we do have a $50 application fee and a $350 holding fee that is required at the time of application (this will be applied to the security deposit). Should you have any questions on any charges, please feel free to contact our office staff. 

Are the apartments cable ready? If so, who is the provider?

Yes, our apartments are cable ready through Comcast/ Xfinity.

My credit is not very good. What credit score do you require to be accepted for an apartment?

A third-party screening company is used to conduct the credit screening and background checks for all applicants.  Management is notified of the decision, which is either Approve, Decline or Accept with Conditions.  Applications which are approved with conditions, require a higher security deposit, equivalent to 1 month’s rent.

Is there grocery shopping nearby?

Yes. There are several great grocery options within close proximity of the property - Target grocery, Costco, and Giant Food. In addition, you will find that services such as Instacart are easy to use in our area if you don't have the time to do your shopping and would rather have it delivered.

Do you offer short term leases, for example, 6 month leases?

No. All of our initial leases are for a 12 month term. Upon renewal, residents may elect to renew month to month or choose a 12-month renewal term.  

What are the fees to apply?

There is an application fee of $50 per applicant/leaseholder and a $35 application fee for each non-leaseholder occupant 18 years of age or older.  In addition, at the time of application, there is a $350 holding fee that must be paid to hold the apartment.  The holding fee will be applied to  the required security deposit which ranges from $350 to one month rent, based on your credit.

Do you accept Co-signers for applicants with poor credit?

We do not accept co-signers.   However, for households whose income falls below the required minimum, a guarantor can be obtained.  The guarantor assumes financial responsibility for the lease.  The guarantor must meet certain income and credit screening qualifications.  Guarantors cannot be used to offset poor credit which results in a decline. 

Are there restaurants and bars nearby?

We are just steps from a number of restaurants and bars.  TGI Fridays and Buffalo Wild Wings are both favorites of ours and each are just a  5 minute walk from the property.   There are also a great variety of restaurants in downtown historic Leesburg, which is just 2.5 miles from the property.

What is a tax credit property?

Evans Ridge participates in the federal low income housing tax credit program, which enables us to provide market-rate quality apartments at a more affordable rent to more moderate income households.   Occupancy is limited to households whose income does not exceed the prescribed limits.   

Are the rents income based?

No.  Although there are maximum allowable incomes, based on household size, that apply, rents do not fluctuate based on income. We have restrictions, meaning there are income minimums and maximums, that a a household must meet in order to qualify.
